The cost structure is mostly variable, which guarantees a high economical elasticity, and never exceeds one third of the gross
income, thus maintaining 65% of the revenues as net profit, which normally amounts to around 1.5 milliom R$ ( 300
thousand US$ annually, depending on the currency exchange). Despite the challenging times of the past few years,
the SPA hotel has been operating in full swing, with events closing up quickly. Due to the growing size of the events hosted and the increase in demand, an engineering project was initiated and approved to take the number of suites to 60.
Nonetheless; the potential of growth, both in revenue and profit could easily double within the current structure, if operated
as well during the week-days.

Despite the continued economic success of the place, its reputation and growing clientele, the owners are in need to urgently move out of the country, and as such are offering the hotel for sale at a very discounted price off its real estate value, without any additional consideration to its economical activity and market penetration.

This price is discounted off a value based on the initial cost of Construction (alternative cost), as assessed by a professional
expert and registered in court, for insurance purposes. Beyond its client base, reputation, bookings for most of 2023 and its stuff, the entire content of the hotel will be naturally included, if the buyer prefers to carry on with it.

  2. It is strongly advised that interested buyers conduct a visit of the property with a subsequent diligence in order to make an informed decision on whether to proceed with the purchase. It is however expected that the prospective client has the necessary financial means to purchase. It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil. It is thus indispensable to have the proper capital in order to effectuate a purchase.
  3. The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
