General Description and Features:

The rural estate/sitio, named “Granja Santa Veronica”, has a total size of 8 ha (3 ha being a natural reserve). It has mainly a residential character, that is it is not suited for agricultural use on larger dimensions. The estate has got numerous natural features, one of the most prominent being water from three natural sources (no drilling, but natural springs). It is surrounded by lush greenery, very quiet and nevertheless conveniently located. It is 30 min to Joao Pessoa Airport, 1:30 h to Recife airport and approx. 10 km to the beaches of Jacumar, Tabatinga, 4km to the Highway (BR101) and 15km to Joao Pessoa and the beach of Bessa. The construction is very good and almost corresponds to the German standard, and it is challenging to find comparable properties (3 suites, 4 bathrooms, AC, hot water, etc.) in the vicinity and region.
The electrical installations are based on german engineering, central control of the water pumps, internet via fiber optic, WIFI coverage in the central area. Water  is supplied by one of the springs and pumped into a local cistern (12 m³).
Electric energy is supplied by a generator (15kVA), which is connected to the local power grid. It is possible to upgrade to photovoltaic energy.

The House No. 2 (built in 2021) has a large (60 m2) suite with a very spacious bathroom. There is also a technical room in the House. Next to it is the “Churrasqueira”, the grill bar, covered and approx. 14 m² in size, with large work surfaces, two sinks, integrated gas grill and

Furthermore, there exists an ample swimming pool (with the measures of 9m x 6m), with waterfall and shower as well as equipeed with a sand filter system with pump. Pump and outside light are controlled automatically. Tilapias are kept in the fish pond, fed by one of the springs (approx. 60m3 / d).
The pond also serves as a reservoir for watering the green areas of the property. There is a tri-phasic connection and a potent pump.

The Sitio is registered as rural property and exempt from the IPTU (urban property tax). It is furthermore registered in the RGI (Registro Geral de Imoveis) and with INCRA (Instituto Nacional de Colonização e Reforma Agrária).

It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil.
