General Description and Features:

For sale is a rural estate/sitio, named “Granja Santa Veronica”. It has mainly a residential character, but could also be used agriculturally. The estate has got numerous natural features, one of the most prominent being water from three natural sources (no drilling, but natural springs). It is surrounded by lush greenery, very quiet and nevertheless conveniently located. It is 30 min to Joao Pessoa Airport, 1:30 h to Recife airport and approx. 10 km to the beaches of Jacumar, Tabatinga, 4km to the Highway (BR101) and 15km to Joao Pessoa and the beach of Bessa. The construction is very good and almost corresponds to the German standard, and it is challenging to find comparable properties (3 suites, 4 bathrooms, AC, hot water, etc.) in the vicinity and region.

The monthly fixed costs are composed of the following: 56 R$ for the internet connection, 140 R$
for two mobile phone connections, 120 R$ for using the energy supplier’s network. The Granja is a net producer of energy due to the photovoltaic installation.

If one has agricultural ambitions, one can even increase the level of self-sufficiency.
A pond filled with tilapias supplies water for irrigation. All green areas are connected to an irrigation system.
The Granja is located in the immediate vicinity of Conde, but is still somewhat hidden at the end of the access road. A protected, wooded strip separates the Granja from the town. The total area of the Granja is around 8 ha, of which around 3 ha are left to themselves.
You enjoy a high degree of independence. With the current expansion, 6 people can live comfortably on the Granja. There is nothing to prevent further expansion, there is more than enough space. There are no building regulations and building permits are not necessary. Everyday necessities can be purchased in the town of Conde, which is directly adjacent to the Granja: supermarket, fruit and vegetables, pharmacies, building materials, copy shop, locksmith, dentist, public health station and much more. In the large city of Joao Pessoa, 20 minutes away, there are wholesale and supermarket stores, shopping centers, all kinds of restaurants, hotels, a city beach, specialty shops, car dealerships, all kinds of general practitioners and specialists, clinics, furniture stores and much more. Joao Pessoa is still manageable (approx. 800,000 inhabitants) and not comparable, also in terms of crime, with Recife, for example.

The Sitio is registered as rural property and exempt from the IPTU (urban property tax). It is furthermore registered in the RGI (Registro Geral de Imoveis) and with INCRA (Instituto Nacional de Colonização e Reforma Agrária).
