Residential and Hotel Project on a 64000 m² plot in São Roque, near São Paulo
The Project, also called Villa del Vino, was conceived and developed by two renowned architects in São Paulo – below you can find an interview with them (AR Arquitetura and Design). It is located about 63 km distant from São Paulo Center and approximately half way between São Paulo and Sorocaba. It can be conveniently reached by the Rodovia Raposa Tavares, as well as by the Rodovia Castelo Branco.
The project consists of a residential and a hotel section. The residential part comprises three different house types, with 186 m², 206 m² and 349 m² living space respectively.
The total land area is 64.012 m², subdivided into the area for the houses (45.136 m²) and the hotel (18.876 m²).
I. The Residential Project
In total 50 houses are planned, subdivided as follows (see also pictures and annexed maps):
14 Units of House Type I, with 186 m² living space and 1 floor
31 Units of House Type II, with 206 m² living space and 1 floor
5 Units of House Type III, with 349 m² living space and 2 floors
The planned total constructed area is 10.768,30 m².
Additionally, the infrastructure comprises a Club House and Common Areas, with 1.110,57 m², totalling a constructed area of 11.878,87 m².
II. The Hotel Project
The hotel is planned for 140 rooms, on a 18.876 m² landplot (as written above). The total constructed area is 9.282,42 m². The infrastructure of the hotel comprises 110 parking spaces (4 for handicapped people), 2 Taxi parking spaces as well as 2 bus parking spaces.
The structure of the hotel comprises a lobby, bar, fitness center, pool bar, cooper track, sports court, restaurant, SPA, 2 meeting rooms, a convention center for up to 700 people, a heated swimming pool for adults as well as another one for children and finally outdoor bungalows.
