Location: 90km South of Rio de Janeiro, BRAZIL on Estopa Beach, Jaguanum Island in Sepetiba Bay (Mangaratiba county, Itacuruçá district).

Access:

90 minutes drive via Rio-Santos motorway (double lane from Rio exit until Itacuruçá exit)

15 minutes speedboat (taxi boats easily available at Itacuruçá port)

The Island of Jaguanum is a pristine tropical island with 10 beaches. There are walking trails between the beaches. The island is hilly and most of the vegetation is composed of untouched tropical rain forest. Electricity has reached the island in 2011. The permanent residents are local fishermen. There are also weekend residents who are mostly from Rio. There are neither shops nor hotels on the island. A few beach restaurants serving local fish specialties exist on the next beaches.

The island is located in the Bay of Sepetiba which is the first bay south of the city of Rio. The sea is calm as the bay is protected from the ocean by Marambaia island and sand bar.

The landplot here for sale is composed of three adjacent plots of land named lote 03, lote 04 and lote 05. All three plots are located directly on the beachfront. Lote 03 has a fresh water spring which supplies drinking water to all plots.

Lote 05 has one house on it called ‘’CASA AZUL’’, composed of lounge, kitchen, bathroom and 2 bedrooms.

Lote 04 has one house directly on the beach called ‘’RANCHO’’. This house is composed of one big lounge open directly on the beach, kitchen and bathroom. It is thus indispensable to have the proper capital in order to effectuate a purchase.
3. The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
