General Description and Characteristics:
For sale is a private island, also named Jurucutuoca, in the municipality of Humberto de Campos, in the State of Maranhão, located a few kilometers from the gateway of the famous Lençóis Maranhenses National Park, the fourth most popular tourist destination in the country. The property is made up of 3,500 hectares (35 km²), next to a fishing village called Carrapatal, right on the west coast of the state. Jurucutuoca is very suitable for setting up a successful ecotourism resort. The island offers approximately 1,000 hectares of dry and usable land and besides that, the place features a variety of ecosystems, including mangroves, a lagoon, pristine beaches, apicuns, and preservation areas. It is also easily accessible, either by land or sea. Its proximity to urban centers and airports makes it easy to transport tourists as well as a convenient option for tourist endeavors. With the increasing demand for sustainable ecotourism destinations, Jurucutuoca Island has a huge potential for growth.
Jurucutuoca is a freehold property and there are no restrictions on the right of the property owner to further transfer it for registration of the estimated area, providing legal certainty for investors, without any overlap of registered areas on the island.
Once developing tourism projects are granted, investors have the opportunity to contribute to the conservation of the island, by promoting sustainable and conscious tourism which can help preserve the island`s natural resources for future generations.

1.What is the highest point on the island?
There are parts of Jurucutuoca Island with hills that are slightly elevated above sea level; however, due to the dense and preserved forest, we cannot accurately determine the height of these hills.
2. What is the yearly property tax?
It is around R$ 2000 (two Thousand reais) per year
3. Will it be possible/allowed to make the island to a luxury real golf estate?
It depends on the Environmental Impact Assessment. We have checked the value charged for it and it varies from R$ 50.000 to R$ 60.000. It is beyond our financial capacity nowadays
4. Will it be possible/allowed to make a big super/mega yacht marina?
For the construction of a marina to accommodate larger boats, we believe it will be necessary to use dredgers to deepen the channel so that larger boats can dock. Nowadays, larger boats can dock at the main island (Jurucutuoca) when the tide is high. However, at Ponta da Praia islet there is no such limitation because it faces the ocean.
5. What is the maximum allowed construction size?
Environmental Impact Assessment shows what is permitted according to the Federal Environmental law.
6. What is the lowest depth of the surrounded lagoon/river around the island?
One of the lagoons is 3 meters deep at its deepest point and 1.5 meters at its shallowest. The other lagoon (Lagoa do Sal) is smaller and it’s at the beginnin of the mangrove swamp. In times of flooding of lunar tide, it fills the other lagoon, called Lagoa Grande. Lagoa do Sal, which was named after large tides of the sea and that’s why fish from the saltwater go into it. There it is found shrimp, among other species of fish, besides alligators.
7.What color is the sand on the beaches on the island?
White. The beaches are located on Ponta da Praia Island, the islet next to the big one (Jurucutuoca).
8. Is there public roads all the way from example Sao Luis to Carrapatal?
There are roads connecting the capital of the State (São Luís) to Humberto de Campos, where the islands are located. From Humberto de Campos to the islands, it is possible to reach them by bass boat in 50 minutes. From helicopter, leaving São Luís, 20 minutes or so. There is also a disused airstrip for small planes on Jurucutuoca Island, which was used until the late 1960s.
