General Description:

Terra Patris Atelier Pousada began to be constructed in August 2011. In 2014 the village became better known,
and the reservations grew significantly until 2018. Terra Patris earned 5 stars for 5 years in a row on
TripAdvisor and continue to be the best rated inn in Barra Grande. In 2020 larger reforms were performed (decks, suites) and the pousada was turned “Airbnb-suitable”.

Barra Grande is a fast growing town, with Exponential growth in the number of pousadas, restaurants
and nightlife opportunities. Tourism has a long season (from June to February) plus a lot of holidays.

About the Structure of the Pousada:

● 3 bungalows (Blue, Yellow and Green) measuring 21.40 m2 for up to 2 people, with bathroom and balcony – 3 with queen bed;
● 1 bedroom with mezzanine for up to 4 people (Lilac) – 1 couple + 2 singles – bathroom and balcony
● 1 bedroom for up to 3 people (Wine) – with bathroom and balcony – 3
single beds (or option 1 king size + 1 single) + 1 extra bed type bunk bed;
● 1 bedroom with mezzanine (Orange) – with bathroom adapted for the elderly and access ramp, for up to 4 people (1 double bed + 2 single beds);
● A main area with kitchen and toilet, as well as a food and rest area; Storage and service area;
● 7.5m x 3.5m pool with wooden deck;
● 12m high observation, with a water tank and two storage houses on the ground floor;
● Parking lot for 6 to 7 cars.

The total land size is 2525 m². The constructed area of the pousada is 400 m², while the house has 140 m².

It is possible to acquire the entire property for 2.777.500 R$, as well as only the pousada with a smaller parcel of land for 1.880.000 R$.
