Details

Castle property Bahia: Self Sufficient Home and off-grid property in Bahia. The unique home is 192 m2 with 2 floors and an observation deck on the roof. The 1 acre lot is part of a communal 100 hectare gated community.

Detailed Description: and Summary

This unique house was finished in Februar 2022 and is located in Lençois, in the famous and stunning Chapada Diamantina. The rock style used is found only in this region of Brazil and is due to the locals who are rock mason masters originating from the diamond hunting days. The walls and floors in the main 2 story house are all stones from a local quarry and are infused with crystals, hence the name.

The dimensions are 13 meters by 6 meters on both stories and the 2nd story roof is a deck with amazing views and incredible sunsets! The back porch area is 6×6 meters and has a nice bathroom and shower that match the rock style of the main house and there is also a storage room which houses tools and the solar systems battery and inverter.

A rocket stove and fire area to cook are in the back corner of the porch and there is no shortage of firewood! Giant Eucalyptus poles were used to help hold up the first and second floors and add a nice contrast to the rocks. Two custom made spiral staircases connect it all. There is even a bridge that goes from the landscape to the 2nd floor balcony and all the wood is eucalyptus – quite hard
and termite resistant. The house is super easy to clean and maintain. One can use the garden house to literally wash inside and out as its all rock.

Locally made ceramic tiles make up the balcony and back porch roof to add to the local style. BIG custom made glass windows give the upstairs the feeling of being outside and the front wall is almost entirely glass looking out on the balcony and landscape.

The house and landscape were designed to be an ideal self sufficient property. There is a state of the art solar electrical system and solar hot water source. The swimming pond is all natural spring fed water that uses plants and circulation to keep it clean. It also doubles as a 27,000 liter back up water tank and could be used to raise fish and shrimp if desired. It has its own separate solar panels that run the pump.
The landscape includes over 60 fruit trees and 30 banana clumps. There are also 12 beautiful garden beds besides the house. The entire landscape and gardens are set up with drip
irrigation or can be hand watered.

The gem of the property is all the water comingfrom a spring that flows via gravity to multiple tanks on the property. There is plenty of room on the lot to build a guest house or spare
cabin. The property is a gated community that has a total size of100 hectares. Each member owns their own lot but gets to share the resources and security of the entire piece. This lot is approximately 1 hectare.
The property borders the National Park Chapada Diamantina and there is 1km of a huge river that flows from the park as a border. Hundreds of swimming holes and waterfalls are all within hiking distance on the land.

The land is also in its own protected zone known as APA which keeps it wild and natural. The Brazilian government is also trying to make the entire area a UNESCO World Heritage site as well. The national park is stunning and full of 1000’s of kilometers of back country trails and is famous for its
waterfalls, rock climbing and crystals.

Lencois is the closest town and is also a gem. It’s a huge tourist attraction due to its Portuguese style rock architecture and base to the park. Lively restaurants and music grace the town every nite. The surrounding area is composed mainly of small farms and old time rural people who work hard and have strong family values.
The weather is hot and sunny year round with 3 different ecosystems converging here making it one of the most unique areas of Brazil.

The house can also generate money as a rental to all the tourist who come to Lencois. $100 to $150/nite is possible and there is always demand.
There will only be about 10 members total on this property and all are into the chill nature life. Members share simple cost of maintaining road, water and a local caretaker who runs the place
and acts as guard.
Landscape trees: Coconut, Avocado, Citrus, Figs, Mulberry, Guava, Apple, Peach, Pear, Pomegranate, Mango, Jack Fruit, Longan, Rambutan, Durian, Mangosteen, Jacoticaba, Cashew,
Cacao, Cherimoya, Bread Fruit, Guanabana, Papaya and Bananas.

In summary, this property is ideal for those that love deep nature and want to live away from the bustle, noise and pollution of cities. It’s a great homestead in case times get crazy and one
needs a safe location to go with their own food and water. It can also be used to generate a good income as a rental if not living there. The cost of living in Brazil is super cheap and the markets
are full of local foods.

General Observations:

  1. This property is only for sale, not for rental of any kind.
  2. It is recommended that prospective buyers conduct a visit of the property with a subsequent diligence in order to make an informed decision on whether to proceed with the purchase. It is however expected that the prospective client has the necessary financial means to purchase. It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil. It is thus indispensable to have the proper capital in order to effectuate a purchase.
  3. The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
