Detailed Description and features:

The property was designed and built by Egon A Stein, a very well known architect throughout Brazil for his design and construction. He has won many awards and his construction company still exists as one of the best in the country.

The land was purchased originally in 1980 and the construction took place in 1981-1982. The current owners purchased the home in 1992. Several renters have lived there, but for the most part, the house is vacant. It is cleaned regularly and the yard maintained.

Ocean view is facing North—swimming area is very safe. The ocean forms a bay with very little undercurrent and is very safe for children, the entrance is shallow with a large sandy beach. This particular beach is known to be one of the safest beaches in Brazil – Praia de Armacao (Penha).

There is no road separating the property from the beach.

About the composition of the house:

It is a split level contemporary style, brick, concrete and tile. 1 bedroom suite with bathroom and 2 other bedrooms and 1 bathroom on upper floor—bedrooms are spacious with plenty of room for one large bed or two twin beds plus furniture. The bedrooms have recently been painted and the floor carpets were all replaced with new floor tiles.

The Bathroom in suite is marble and tile—but upgrading of fixtures is necessary.

Second bathroom is completely tiled—could be upgraded.

Both bathrooms are spacious.

The main floor has a kitchen, an ample living room with fireplace facing the ocean (north) and a dining area. Both rooms have all large glass sliding doors leading outside to a patio which goes around the house.

The patio off the dining room has a built in barbeque and smoker and glass doors that pull from the house (sliding pockets) can enclose this entire side patio if desired.

The lowest level has a 4th bedroom, bathroom, laundry and garage with double doors.

All wood window shutters are made of dark canela wood and do not  attract insects, but do require clear varnish coating every few years. The floor in the lower level bedroom is dark parquet canela wood—easy to maintain.

The garage area has a tile floor and one side stone wall. The remainder is brick and tile.

Hook up for washer and dryer are in place with a large counter and sink in laundry area. The bathroom with shower is next to laundry area. (completely tiles but fixtures require upgrading).

About the situation/location of the house: 

The beach villa is centered fairly evenly on property and set back a good distance from the gate (a motorized gate with remote control). There is a long driveway to the house with a very pretty and tropical look along the way. The house itself is situated higher than the beach level on a slight hill and far enough back to not collect all the dampness from the ocean.  Much more comfortable than those houses on beach level.

Also, there is a monitored alarm system in the home. Roof is tiled.

There is a second smaller door in the center of the back yard along the beach as an entry to or from the beach. The beach starts right up to the door and a pathway is usually left open with plants on either side. It is fenced off at the edge of the beach.

Water piping to the house (city water) was replaced a few years ago and electric upgraded.

The grounds have beautiful trees—some flowering and fruit trees in the front and lots of potential—even room for a pool.

Update Beach Villa:

The house was recently reformed (2020/2021).

All electric wiring is new, new water pipes and water holding tank, all freshly painted interior-solid concrete, brick and tile house. Kitchen
completely new and all bathrooms, lighting and water fixtures new. New monitored alarm , new front and back gate with front gate being motorized
with remote control. Fencing of backyard by ocean all newly built with new gate to the ocean. Yard well maintained.

About General Location and Proximities:

In the pictures section you will find a small map of the surroundings. You will  also note the major cities nearby—Itajai, a major seaport and area for commerce. Blumenau with authentic Octoberfest and original German style buildings and homes. Joinville another city originally settled by German immigrants.

Camboriu, known throughout South America is a beautiful vacation area is about ½ hour drive south of the property. The capital of Santa Catarina, Florianopolis is a beautiful island also with an international airport. This city is about 50 miles away.

The Navegantes International Airport is located about a 12 minute drive from the property. Also, in 1991 Beta Carrero World was constructed and has grown enormously in the area—it is considered the Disney World of Brazil and is a 5-minute drive from the house location.

A bus station is also about a 10 minute drive away in Picarras- with multiple stops throughout the locality.
