The property is situated about 90 km south of Rio de Janeiro on Jaguanum Island in Sepetiba Bay (Mangaratiba county, part of the municipality of Itacuruçá).

It can be accessed by 90 minutes drive via Rio-Santos motorway (double lane from Rio exit until Itacuruçá exit)
+15 minutes speedboat (taxi boats easily available at Itacuruçá port)

The total size of the land is 26,250 m. There are 5 homes with a total of 10 bedrooms.
The Island of Jaguanum is a pristine tropical island with 10 beaches. There are walking trails between the beaches. The island is hilly and most of the vegetation is composed of untouched tropical rain forest. Electricity has reached the island in 2011. The permanent residents are local fishermen.

There are also weekend residents who are mostly from Rio. There are neither shops
nor hotels on the island. A few beach restaurants serving local fish specialties exist on the next beaches.
The island is located in the Bay of Sepetiba which is the first bay south of the city of Rio. The sea is calm as the bay is protected from the ocean by Marambaia island and sand bar.
The land is composed of three adjacent plots of land named lot 03, lot 04 and lot 05. All three plots are located directly on the beachfront. Lot 03 has a fresh water spring which supplies drinking water to all plots.

Lot 05 has one house on it called ‘’Casa Azul’, composed of lounge, kitchen, bathroom and 2 bedrooms.
Lote 04 has one house directly on the beach called ‘’Rancho’’. This house is composed of one big lounge open directly on the beach, kitchen and bathroom. The second house has 2 independent units, 2 stories and is slightly uphill with a beautiful view. Top floor has a lounge with American kitchen, bedroom and bathroom. Bottom floor is composed of a studio with kitchen and bathroom.

Lot 03 has the the biggest house (also referred to as Casa Grande) with lounge, kitchen, bathroom and 3 bedrooms. It also has a cottage called ‘’CHALÉ’’ behind the main house. The fresh water spring is located on plot 03.
Sewage is septic tank system for all houses. Houses are fully furnished.

Internet WIFI via satellite. All property taxes have been paid =IPTU (county tax) and SPU (federal tax). RGI (Registro Geral Imobiliario) is available.
