Features and Characteristics:
The Private Home which is here for sale was constructed on the Lot 50, the largest in the condominium, with 5,490 m2, located at the end of the street in the extreme south of the Reserve, at approximately 1,100 m above sea level.
At the bottom of the valley is the SIJN airfield with a 900 m runway.
The residence has a total of 301,50 m2 of covered area, plus the 73.20 m2 verandas, a 56.90 m2 garage, the 12.00 m2 distillery ranch, and 8 0m2 of infrastructure areas. It was designed by the Pomerode architect Roseana Struck, a specialist in typical German buildings. The total condominium area is 27.843 m2.
Internal Decoration:
The kitchen project was inspired by 19th century European houses and designed by the architect Anna Rohling. The furniture in the suites and bathrooms is the product of carpentry workshops in Tiradentes and São João del Rei, MG. The rooms are complemented by some furniture from Minas Gerais from the time of the Empire.
The wine cellar is furnished with furniture built according to the standards of medieval cellars. Some antique furniture from Minas Gerais adorns the room.
Art:
Next to the access ramp to the house and in the middle of the garden, a 1.70m-high granite work depicting two eagles flying together in a dive is installed on a stone pedestal. The work is by the German artist Herbert Andreas Pomp.
In the loft, two works from Minas Gerais invite you to relax and meditate.
Upon entering the basement, guests are greeted by a work by the master Ricciardo Aurili, a Roman soldier, entitled “Ave Cesar Morituri te salutan”
Garden:
The surroundings of the residence, located in the middle of the developing secondary forest, were created by the landscaper Jordi Castan. The main values of the project were the harmony of the transition between the forest and the buildings, the perenniality of the species and the minimization of maintenance work.
Electrical System:
The condominium’s power distribution is single-phase 220v. The residence’s electrical system is divided into three branches, so that, in the event of a power outage, the 20kW diesel generator set supplies all needs with three-phase power. The distribution panel has safety, over-current and leakage current circuit breakers. Sockets and switches are German.
Water Supply:
The house has two 5,000l tanks installed in the basement. A pressurizing pump supplies the two 1,200 l tanks installed in the attic. The hot water tank is connected to two solar collectors installed on the roof. In the event of prolonged lack of sunlight, a 7,500w resistor controlled by the control panel maintains the water temperature at 40*C (can be adjusted).
The cold water tank is also thermally insulated and allows its temperature to be maintained at 25*C in cases of very cold weather.
The total volume of the tanks of 12,400l keeps the residence supplied even during prolonged water supply failures in the condominium.
Ventilation:
The total height of the house of almost 10 m guarantees very effective ventilation by natural convection. Air inlets and outlets in the suites allow for controlled air exchange in cold weather. Air vents above the shower stalls allow the exhaust of steam from the shower.
A hygrostat-controlled exhaust fan increases the exhaust if humidity exceeds 85%.
Another exhaust fan, activated by the light on in any of the bathrooms or lavatories, exhausts the air from inside the toilets, providing maximum comfort during daily meditation.
Heating:
The Italian Rizzoli wood stove located next to the kitchen in the center of the loft comfortably heats the entire space.
The fireplace, built according to European standards, consumes external air, not internal. The air chamber around the fireplace circulates the air in the room, heating it, and preventing the vapors from burning the wood from entering the room.
The suites are equipped with German wood heaters. An electro-hydraulic wood splitter makes it easier to split the wood from the remains of the native forest.
Security System:
The system is equipped with two barriers, four sensors and six cameras. All equipment is from Intelbras.
A SONOFF device bar, controlled by the app, allows you to turn on/off devices such as night lighting, sirens, and others that you want to install.
A 2HP mechanical siren is controlled by a control panel that changes its frequency and can be heard up to 3km away. The apps are ISIC lite, AMT Mobile and eWeLink. The EasyKey app allows you to open the gate of the condominium for visitors, for example.
Brewery:
The brewery has two automatic mashing pans, one of 20l and the other of 60l, two 140l refrigerated fermentation tanks, a semi-automatic bottling equipment and all the peripherals, measuring instruments and accessories for beer production, including an air compressor.
Distillery:
The centerpiece is a German Arnold Holstein still with a 100-liter flask and a 4-stage fractional distillation column. The peripheral equipment includes fermentation and washing accessories and measuring instruments.
Irrigation:
The green roofs of the house and garage can be irrigated using the house’s pressurized system. The main roof can be programmed to operate automatically.
