General Description:

For sale is a spectacular property, an upscale pousada at a very competitive below market price. The pousada is called “Quatro Estações” and is located about 5 km from the center of Santo Antônio do Pinhal, accessed by a paved road. Internally, the accesses are asphalted or with concrete, therefore, at no point in this route does the customer access dirt/clay roads.
The pousada offers accommodation with a fantastic panoramic outlook, in an environment embedded into nature, perfect for  relaxing and renewing your energy. There are in total 10 chalets, 6 with whirlpool and 4 with hot tub. All have a retractable sunroof, mountain views, queen size bed, cable TV with over 100 channels, air conditioning/hot air, ceiling or table fan, minibar, shower with gas heating, wifi throughout the inn and covered garage. In terms of size the chalets vary from 25 m² to 50 m² and their distribution on the property favors privacy between them.
All chalets are structured with a double bed and, in almost all, it is possible to add an additional single bed. This configuration aims to serve the current target audience of the pousada, which is almost exclusively couples, but nothing prevents the chalets from receiving a different configuration of customers – so to speak. Therefore, it is currently possible to accommodate up to 25 people.
In the leisure area, the inn has a ping-pong table, football and pool table, heated jacuzzi, swimming pool, trail, barbecue and fire place, in addition to a restaurant with a capacity for 20 people indoors and 10 outdoors, serving coffee in the morning, lunch and dinner.

Technical Features:

There are 1,300 m² constructed area on approximately  30,000 m² of land. Every chalé is supplied with water collected from the existing water source on the land, which offers around 800 liters per hour. The pousada has the capacity to store 35,000 liters of water and the surplus supplies the lake with carp and tilapia.
The chalets and the leisure area are located in the middle and higher part of the property, while the headquarters is in the lower part, where the reception, restaurant, semi-industrial kitchen, dining area for employees, pantry, are located. Furthermore there is a small laundry and office.
On the land there is also a small caretaker’s house and another guest house with 80 m² with 1 suite with dressing room, living room, kitchen, toilet and covered porch.

Being a rural property it is subject to the ITR (Imposto Territorio Rural) tax which is considerably lower than the IPTU.

The city is 1100 meters above sea level, nestled in the beautiful Serra da Mantiqueira, with an average annual temperature of 18 degrees Celsius, providing attractions during the four seasons of the year.
The city has several tourist attractions, such as Pico Agudo, for example, at an altitude of 1,600 m, and from where practitioners jump on paragliders and hang gliders. The Lageado waterfall is another point that deserves to be highlighted: a beautiful place, with transparent waters and beautiful falls. The city has also a bicycle race circuit, being used for training by fans of the sport throughout the year.
