The land for sale is directly located bordering the Lagoa Uruau, one of the most notable local recreational areas in and around Fortaleza. This unique site and the natural surroundings make it a prime location for holidays as well as water and leisure activities.
It is also located in close proximity to Fortaleza, making it perfect for holidays and a weekend escape for young families with children who want to get out of the city and to enjoy the natural environment.

The vegetation of the lake Uruaú consists of riparian forest, often constituted of carnauba and herbaceous plants. The main species that compose the regional vegetation are: the cashew tree, the mutamba, the murici, the wild pine and the olive tree.

On the land there are currently 1100 Caju trees planted. There is access to the Lake Uruau (the largest lake in Ceará, with 18 km length), as well as to the country road (highway) CE-040.

It is suitable for residential (private and luxury homes) as well as touristic (hotels and resorts) use.

The landplot is currently being administered by Dieter Gerding, the former German honorary consul in Fortaleza.

It is approximately 11 km from Beberibe center and 97 km from Fortaleza. The distance to the beach is approximately 5 km.

About the history of the place:

In February 2006, the current owners bought the property in Beberibe from a community of heirs.
For this they had created a company, Belago S.A. Importacao e Exportacao. This later became Belago Lta.
In the event of a sale, they would sell Belago Lta. sell with the property.
A farmhand worked on the property with his family. He is still an employee today.
Shortly after the takeover, the owners planted 1,100 more Caju trees additional to the approximately 600 that already existed.
Their goal was to compensate for the costs of our farm workers.
Contact with the then German Honorary Consul Dieter Gerding took place around 2010. He is still the manager of the fazenda today.
In 2013, with his help, they were also able to get the entry in the land register.
In the years that followed, they invited an architect friend from Berlin to develop a concept for a possible development.
In recent years, the current owners have reached their capacity limits with several projects in Germany. That is also the main reason for the sale.

General Observations:

  1. This real estate is exclusively for sale, not for rental of any kind.
  2. It is reasonable and also recommended that interested buyers perform a visit of the property with a subsequent diligence in order to make an informed decision on whether to proceed with the purchase. It is however expected that the prospective client has the necessary financial means to purchase. It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil. It is thus indispensable to have the proper capital in order to effectuate a purchase.
  3. The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
